Finish the build out of two outdoor spaces, augmenting to the Center's private and educational event space that will help ensure continued revenue-generating capabilities.
The Center has quickly become one of the most coveted locations in the region for private events--such as meetings, conferences, seminars, etc.-- and has steadily increased its bookings since opening in November 2005. While renting private event space has been a successful revenue-generator for the Center, in some instances, the Center has had to turn away bookings because of space attributes--such as the unavailability of outdoor spaces or other space availabilities. This element of the campaign is intended to reduce these limitations by completing the build-out of two outdoor spaces that were not completed in the initial building program.
The first is an outdoor balcony over the torch area on the southern corner of the sixth floor. This is the only location on the sixth floor (the function room floor) that can serve food and drink in an outdoor patio setting, which is highly desirable for many major event planners.
The second outdoor space is a rooftop area just to the east of the Neiman Gallery on the second floor facing the Ohio River and Sixth Street, which can be built out to serve as either an outdoor extension of the rental of the Neiman Gallery and/or a separately rentable area for outdoor space uses for those who desire a river view.
The build out of each of these outdoor spaces would add significant flexibility and new rental options that will increase the non-programmatic revenue accruing to the Center on an ongoing basis.
